Finding a property
We would want you to contact us so that you can give us brief details concerning you and the kind of accommodation that you require. After you have given us this information, we will scan through our database to ensure that you get the property of your choice. If you have a few extra moments to spare, we can save your details so that when we find a suitable property that fits your needs, we can contact you. We recommend that you start looking for the property you need one month ahead of your moving date, this is because some of the best properties are viewed and almost immediately reserved. For a minimum term of 6 months we can grant our tenancies, which can be renewed upon mutual agreement of both parties.

We ensure that the properties we manage are Gas Safe Certificated and properly inspected for furniture fire safety and electrical safety. Your money is in safe hands and all bonds (Tenancy Deposits) are held in accordance with tenancy deposit regulations.
We will make arrangements to suit your timetable and schedule viewings when it's convenient for you. We can conduct viewings on weekends and in the evenings by appointment. You will be accompanied by one of our staff who will guide you through and give you unbiased advice and answers to all your questions.
Reserving the property
After you have found the property of your choice, the next step would be to reserve it by paying a reservation deposit or a holding deposit, the total amount is equal to two weeks' rent. When the tenancy goes ahead, this amount is deducted from your total amount before you move in to the property. In case the landlord denies you the tenancy then we will refund this deposit. The deposits will be forfeit if for some reason you become disinterested in the property or fail to provide accurate and detailed information during your application stage.
We will require need references from your college, employer or current landlord and at least a credit reference report. Personal references will be requested if needed and in some scenarios a guarantor. An independent referencing company may be used by our company to obtain and evaluate them.
Rents are paid in advance and they are calculated on a monthly basis. Tenants are responsible for Water Rates, Council Tax, Telephone costs, Gas and Electricity costs. You can make the rent payments by standing order to our account or your landlord's bank account.
A security deposit is normally required equivalent of 6 weeks rent. This will be registered with the deposit protections scheme, you will be given a proof of deposit registration and details of the scheme used. This deposit is held to cover any breakages, damage and other liabilities under the terms of your tenancy agreement. The deposit can never be used to cover rent.
A modest fee is charged for each applicant to cover referencing and administration costs.
